    A thorough asbestos survey aims to unveil the hidden threat, cataloguing its location, quantity, condition, and accessibility. Doing so enables a robust asbestos management plan to safeguard the property’s inhabitants and those carrying out construction or renovation work.

    The Two Shields: Types of Asbestos Surveys

    Our defensive strategy against asbestos hinges on two main types of surveys: Management Surveys and Refurbishment and Demolition Surveys. 

    A Management Survey is a routine inspection designed to manage ACMs during the regular occupancy of a building. It focuses on managing asbestos to minimise its risk to building occupants and workers.

    On the other hand, a Refurbishment and Demolition Survey is a more intrusive, thorough examination. It is performed before any significant refurbishment or demolition work. It is intended to locate all ACMs so that they can be removed to prevent potential fibre release during the works.

    The Silent Threat and Its Legal Claws

    Ignoring the presence of asbestos is a game of Russian roulette, with the stakes being not only our health but also legal penalties. In the UK, under the Control of Asbestos Regulations 2012, it is a legal requirement for those responsible for maintenance in non-domestic premises to identify and manage asbestos. Non-compliance can lead to severe repercussions, including substantial fines and imprisonment.

    Recruiting the Right Defenders: Asbestos Survey Professionals

    In the battle against this silent killer, choosing the right asbestos survey professionals is paramount. Their expertise and diligence form the cornerstone of effective asbestos management. Look for surveyors accredited by regulatory bodies such as the United Kingdom Accreditation Service (UKAS). They should adhere to Health and Safety Executive (HSE) guidance, have extensive experience, and provide a detailed, easily understandable report. Post-survey support, including help in formulating an asbestos management plan, is another essential factor to consider.
