    If you are thinking about building your first home then you are probably feeling excited and nervous at the same time. That is understandable because you are about to partake in the biggest project of your life. It will be a costly investment, but one that will leave you happy and satisfied if you do things properly.

    Even if you are skilled at construction, you will still need other parties involved in the building project. This will ensure that you save money and satisfy all the legislative requirements which pertain to building a home in your location.

    Below are eight tips for building your first home in Australia. These tips should help point you in the right direction as you prepare to invest your hard-earned money into your future home.

    Use a Building Broker

    For someone who has never built their own home before, it would be wise to hire a building broker to advise you during the process. They can help you find the right designer, builder, supplier, architect, or whatever other professional people you need to get your home built.

    A building broker can also help you understand construction codes, building contracts, the qualities of different building materials, the costs involved, and so much more. It is the equivalent of having a real estate agent to help you purchase a home. They will answer all your questions and communicate with other relevant parties on your behalf.

    Use a Professional Building Certifier

    Before you build your home on a land property you own, it would be a good idea to engage professional building certifiers first. A building certifier is an accredited professional whose job is to oversee the most critical stages of your building project to ensure that it satisfies all relevant legislative requirements.

    A building certifier is even more important than a building broker. You need to have your home certified or else it might need to be drastically altered or torn down if it violates some local building code or requirement.

    Find a Good Building Supplier

    A big part of building your home is finding a suitable building supplier that has the best prices. This could be a wholesale business or manufacturer that specialises in selling building parts, materials, equipment, tools, insulation, doors, and other builder products.

    Find a reputable building supplier and contact them to request more information about their building supplies. Make sure you already know which supplies you are going to need for your building project. That will make it easier to get a price estimate on the supplies.

    Secure the Financing First

    Do not build anything until you have secured financing for the building project. You do not want to end up running out of money when you are only halfway done. That would be devastating for you financially, emotionally, and legally.

    Get preapproval for a construction loan from a bank or other financial institution. Then you will know your budget for the project.

    Start Small and Simple

    Do not try to build a mansion your first time out. Since you are new to the home building process, it is better to start small and simple. Try to create a one-story single-family home and get the experience of that construction process. You will, in the future, have the confidence to build a bigger house if everything goes smoothly with the first one.

    Make an Eco-Friendly Building Plan

    There is a lot of emphasis on safety and eco-friendliness for new homes built in Australia. Over the last ten years, the Australian government has created more eco-friendly requirements for new home building projects. All building plans submitted to the local council must include measures that help save water and energy. If they are not included, then your plans might get rejected.

    Consider the Surrounding Landscape

    Consider the surrounding landscape before deciding on the site of your building project. Depending on how big your land is, you should choose a spot which gives your home the most yard space around its perimeter. Some place central in the lot would be great unless there is another spot with a better view.

    Investigate the Builder

    Choosing a builder is a very critical step in the home building process. You are going to be working with the builder for several months, so you must investigate them to ensure their credentials and qualifications are in check. If you can find customer reviews on their past work, that would be even better.
